A real Kootenay Property Care soft wash. Before: dirt and cobwebs around every panel. After: clean white panels. See more before and after photos.
Kootenay Property Care soft washes the exterior surfaces that a pressure washer would damage, siding, roofs, soffits, stucco and delicate cladding on commercial and residential buildings. Soft washing lifts algae, mildew and grime gently, so surfaces come clean without the risk of high-pressure damage.
House washing for homes
A soft wash uses a cleaning solution and low pressure, so the algae and grime come off and the finish stays on.

What soft washing is
Soft washing uses low pressure and a cleaning solution to break down organic growth, the black streaks, green algae and mildew that build on shaded and north-facing surfaces, then rinses it away gently. It cleans more thoroughly than a hard blast on the surfaces that matter, and does it without forcing water behind siding or stripping finishes.
Commercial soft washing
For commercial buildings we soft wash siding, cladding, soffits and low-slope surfaces where a pressure washer would risk damage or water intrusion. It restores a clean, cared-for exterior on the surfaces that give a property its first impression.
- Building siding, stucco and cladding
- Soffits, fascia and eaves
- Roofs and delicate low-slope surfaces
- Signage surrounds and entrance features
